Getting Started
What types of building projects do you undertake?
ACR Build specialises in residential extensions, renovations, refurbishments and new builds. We work with homeowners to bring their plans to life; with attention to detail and years of expertise throughout construction.
What areas do you cover?
We are based in Harpenden, Hertfordshire, and undertake residential projects in Harpenden, St Albans and surrounding areas.
Is there a minimum project budget?
Yes. We generally undertake projects with a minimum construction value of £100,000. Our dedicated management approach is best suited to medium and larger-scale residential projects.
When should we get in touch about our project?
As early as possible, ideally while plans are being developed. This helps establish whether the budget, scope and timeline are realistic and gives us the best opportunity to accommodate your preferred start date and design plans. It also means we can work with you to recommend the right, local architects and interior designers.
Do we need architectural drawings before contacting you?
No. We can put you in touch with architects we know and trust. Also, we can also discuss the feasibility of your project at an early stage and may be able to offer an initial budget estimate.
A comprehensive tender generally requires detailed architectural and technical drawings and specifications. Prior to that, we can certainly give you guidance on cost and timelines.
What is a Pre-Purchase review?
We offer a service to clients who are in the process of buying a house locally, and want to know the feasibility and receive a budget indication of the renovation/extension works that they wish to undertake. Most contractors don’t make time or have the set-up for this service. You can find out more here.
Quotations and Budgets
How does your quotation process work?
We begin with a conversation about your requirements, budget and timescales which is usually on-site with our director, Andy Ryder. Depending on your project stage, we can discuss an initial budget assessment or detailed construction tender. We work with external quantity surveying professionals on comprehensive tenders.
How detailed are your quotations?
Detailed tenders are based on the available drawings, specifications and scope of works but we cover all areas of a build line by line, so they can be twenty pages long! Where relevant, we identify allowances, exclusions and areas needing clarification. We encourage clients to review the tender with Andy and we welcome a follow up call or meeting.
How can we compare your quotation with those from other builders?
Quotations may include different materials, specifications, allowances or levels of work. We encourage a like-for-like comparison rather than focusing only on the overall figure. Andy can discuss our scope and clarify differences - he is on hand to help you do exactly that.
What happens if our budget is lower than the initial estimate?
We can discuss reviewing scope, specifications or construction approach, such as alternative materials or prioritising certain areas or staggering a build by stages. Any savings must be assessed for their impact on the design and quality.
Construction and Timelines
How long will our building project take?
Timescales depend on the project size, complexity, structural requirements and refurbishment scope. We discuss an anticipated programme during tendering and review it in greater detail once appointed.
How soon could you start our project?
Availability depends on existing commitments. Please contact us as far ahead as possible of your preferred date, so we can discuss how it aligns with our programme.
Will we need to move out during construction?
That depends on the works planned and their level of disruption especially if it’s a family home. It may be possible to remain at home for some projects or at least for part of the building works. However, with extensive structural works or disruption to kitchens, bathrooms and essential services, moving into temporary accommodation may be more practical.
If we move out, will the project be quicker or cheaper?
Moving out may improve site access, but does not automatically make the build substantially quicker or cheaper. Cost and duration primarily depend on scope, materials, labour and construction sequence. Once appointed, we can review opportunities to accelerate the programme.
What happens if there are unexpected issues during construction?
With retrofit works within existing buildings; concealed structural conditions, drainage complications or undocumented work can and do occur. We aim to explain issues, options and potential cost or programme implications before proceeding with affected works. We’ve seen it all before and guide our clients through such things.
Working with ACR Build
Who will manage our project?
Andy Ryder, our Managing Director and Founder, is involved in the initial consultation and tender review, and remains as a first point of contact throughout each stage of every project. Alexandra Assadian is our Project Support Manager and on hand throughout for anything administrative, including budgeting and ordering. Our Chief Foreman is the man on the ground, and will be there on site throughout the building works.
How will we be kept updated throughout the build?
We aim to maintain regular contact about progress, upcoming decisions and issues needing attention. The frequency and format of updates can be agreed at the start. Some clients want ad-hoc meetings, some prefer weekly meetings. We are always accessible.
Can we choose our own kitchen, bathrooms, tiles and finishes?
Absolutely! Most of our clients prefer to trust us to manage every aspect of a build, including sourcing these items via our recommended local suppliers. However, we can guide clients to select fittings and finishes if they prefer. Above all, we offer expert advice on what to buy and from where.
Do you work with architects and interior designers?
Yes. We regularly collaborate with architects, designers, structural engineers and other specialists involved in residential construction. We have a bank of excellent local people/companies that we can recommend based on client’s specifications.
Payments and Completion
How are payments managed throughout the project?
Payment arrangements are established in the agreed contract and project terms. On a monthly basis, we conduct a valuation and share this with our clients and then bill at the end of the month for works done to date. The initial deposit will be credited to the first invoice.
How are additional costs handled?
Additional costs may arise from requested changes, revised specifications or unforeseen requirements. We aim to communicate the reasons and associated costs clearly.
We also use a budget tracker which has a separate worksheet for any additions/variations from the original tender. These are approved by the client as they occur.
What happens when the building work is finished?
We review remaining works and identify outstanding items. Snagging is part of every project and given our objective is to deliver a finished home to the highest standard possible, we are on hand to address any items for up to a year afterwards.
Can we see examples of your previous projects?
Of course. We encourage prospective clients to explore our completed and ongoing projects and to get in touch about examples relevant to their plans. We have a YouTube channel full of walkthrough videos and testimonials.
